If your air conditioner is not performing to top efficiency:
Unit owners might want to clean/replace the filters on the air condition equipment.

Did you know there are 2 filters in the blower unit. There is a filter next to the bottom of the unit and also one on the top just before the main outbound air flow.

EXTERMINATOR
There are certain exterminator services that are included with the current contract WBF has with JP McHale Pest Management, Inc. This contract  is for “on call service” for both interior and exterior of units.  This service covers carpenter ants, rats, bees, ants, mice centipedes, millipedes, silverfish, wasps and any other flying crawling insects. The service does not cover squirrels, raccoons, bats, birds, snakes and other nuisance pests. Unit owners can call exterminator directly and make an appointment.

The colors of the exterior are:

PARKING 
Please remember there is NO PARKING around interior of cluster circles! Also, no parking around entire circle any time there is snow on the ground (day or night). Please obey these rules since they directly effect proper snow removal and safe passage of emergency vehicles.

This also includes 48 hours after snowfall, to allow plows to clear the facilities. Use the playground area for overflow parking. Long-term (couple of months) parking is used for playground area. All vehicles must be disclosed with Hudson North management with details, purpose, length etc. Guest spots in clusters are not considered long-term parking. Refer to handbook for further guidance.
Please report violator license plates, car make, date and time to Hudson North management. Cars blocking walkways, driveways, hydrant will be towed.

REPAIR WORK
It is the practice of WBF to group work orders for repair work. This allows WBF to obtain a better cost from our contractors.
Roof Leaks -  2 days - Call Hudson North if immediate attention is required.
Roof Repairs -  2 weeks
Walkway/Slates - 6 months - unless a tripping hazard
Dripping Spigots - 2 weeks - Call Hudson North
if immediate attention is required.

SATELLITE INFORMATION
All satellite dish requests MUST be made in writing to Hudson North
management for approval. There are specific guidelines for installation. The following are some of satellite dish vendor's and their specifications.
 
SELLING MY UNIT
You must contact Hudson North Management, (914) 674-2100, for selling procedures and associate fees. 
 
STORAGE SHED
One shed per unit. Color, style, and size are limited to what is specified on this web site.  Any other shed must be approved in writing by the board prior to any purchase.

Below are product and model #'s of the ONLY approved storage sheds..
    GS2000BA - color light taupe with mocha accents
    GS2000 - color light taupe
    GS1000B - color light taupe with mocha accents
    GS1250BA - color light taupe with mocha accents

Size - maximum dimensions:
Horizontal style: measuring no greater than 55" wide and 39" high and 37" deep
Vertical style: measuring no greater than 72" high and 31" wide.

You need board written approval for sheds not listed on this site

Important usage guideline:
Any violation of the stated rules shall result in the issuance of a notice of violation and imposition of a fine. Should any notice of violation concerning a storage shed remain uncured for 24 hours after receipt of the notice of violation, the unit owner’s privilege to use a storage shed on the patio or under the deck shall be revoked and the storage shed shall be removed forthwith. If there are two (2) separate violations against the same unit owner concerning a storage shed during a three (3) month period, the unit owner’s privilege to use a storage shed on the patio or under the deck shall be revoked and the storage shed shall be removed forthwith.

TENNIS/ COURTS/ Recreation area
The Tennis Courts are locked with a combination lock. To request the code to this area please send your unit #, name and phone # to board@wbfliving.com

The code is not to be given to anyone else.

WATER 
FROZEN PIPES, SHUTOFF VALVES.

Each building in the clusters has a water main shutoff valve. The following units have a main water shutoff valve in their units for each attached building segment within their clusters: 39, 63,80, 85, 95
  
Curb shutoff valves are located at the following units 19, 63, in center island in front of unit 81.
